Rates are for contracts signed in the 2026–27 financial year and assume you buy as an individual, at market value, with no other concessions (such as pensioner, off-the-plan or disability concessions).

First home buyer results assume you meet your state’s eligibility rules, including living in the home for the required time. Foreign buyer surcharges are shown at the full rate.

How it works

How stamp duty works in WA

In Western Australia, stamp duty is called transfer duty and is assessed by RevenueWA. It’s based on the price you pay or the market value, whichever is higher.

WA has one set of general rates for most buyers, which top out at 5.15% on the amount over $725,000. On a $750,000 home, duty is $29,741.

The big change for 2026–27 is for first home buyers. From 7 May 2026, the first home owner rate applies up to $800,000 anywhere in WA, up from $700,000 in Perth and Peel.

First home buyers

First home buyers in WA

The first home owner rate of duty covers new and existing homes, which is different from the First Home Owner Grant (new homes only).

Homes up to $600,000

No transfer duty, for agreements from 7 May 2026. That saves $22,515 at $600,000.

Homes from $600,001 to $800,000

You pay $16.15 for every $100 above $600,000. At $700,000 that’s $16,150.

Vacant land

No duty up to $450,000, then $20.14 per $100 above that up to $550,000. Land eligibility is no longer tied to the grant’s price cap.

Who qualifies

Eligibility follows the First Home Owner Grant rules: you (and your partner) can’t have owned a home before, at least one buyer must be a citizen or permanent resident, and you need to move in within 12 months.

Good to know

Other things that change your stamp duty

Off-the-plan concession

WA’s off-the-plan concession now runs to 30 June 2028 and, from 12 March 2026, covers survey strata units and villas as well as apartments and townhouses. The price thresholds rose to $800,000 and $900,000.

Foreign buyers

Foreign buyers pay foreign transfer duty of 7% on top of transfer duty. There’s a new exemption for foreign buyers who build and sell new homes within two years.

Get approved before settlement

If your first home application isn’t approved before settlement, duty can be charged at the general rate. You can then apply for a refund.

The date that counts

The rates that apply depend on the date you sign the contract, not the settlement date.
