Rates are for contracts signed in the 2026–27 financial year and assume you buy as an individual, at market value, with no other concessions (such as pensioner, off-the-plan or disability concessions).

First home buyer results assume you meet your state’s eligibility rules, including living in the home for the required time. Foreign buyer surcharges are shown at the full rate.

How it works

How stamp duty works in QLD

Queensland calls stamp duty transfer duty, and the Queensland Revenue Office collects it. It applies to the higher of the price you pay and the property’s market value.

Queensland has two sets of rates. Investors pay the general rates, and people buying a home to live in pay the lower home concession rates. On a $900,000 home that’s the difference between $33,525 and $26,350.

From 1 August 2026, the home and first home concessions are only available to Australian citizens, permanent residents and certain foreign retirees. Temporary residents pay general rates.

First home buyers

First home buyers in Queensland

Queensland now has three first home concessions. Which one you get depends on whether you buy an existing home, a new home or land.

New homes: no duty, no price cap

Since 1 May 2025, first home buyers pay no transfer duty on a brand-new home or off-the-plan property, whatever it costs.

Vacant land: no duty, no price cap

If you buy land to build your first home on, you also pay no duty on the land, for contracts from 1 May 2025.

Existing homes up to $700,000

No duty. Between $700,000 and $800,000 the concession steps down in $10,000 bands. At $750,000 you’d pay $10,925.

Who qualifies

You must never have owned a home anywhere in the world, move in within 1 year of settlement, and not sell or rent out the whole home in that first year. From 1 August 2026, you must also be a citizen, permanent resident or specified foreign retiree.

Good to know

Other things that change your stamp duty

Foreign buyers

Foreign buyers pay additional foreign acquirer duty (AFAD) of 8% on residential land, on top of transfer duty at general rates.

First Home Owner Grant

The Queensland Government has announced the grant for new homes will rise to $30,000 for contracts from 1 July 2026, subject to legislation. It’s paid as a grant, separate from duty.

Moving in late or renting it out

If you don’t move in within a year, or you rent out the whole property in that first year, the concession can be clawed back. Tell the Revenue Office if your plans change.

When it’s due

Transfer duty is usually paid at settlement. Your conveyancer will lodge it and handle the timing.

Frequently asked questions

Not on a new home or on vacant land to build on, at any price. For an existing home, there’s no duty up to $700,000 and a reducing concession up to $800,000.

If you’ll live in it and it isn’t your first home, it’s $21,850 at the home concession rate. An investor would pay $29,025.

It’s a lower rate for owner-occupiers. You need to move in within a year of settlement and not rent the whole property out before then.

Not for contracts signed from 1 August 2026. The concessions are now limited to Australian citizens, permanent residents and specified foreign retirees.

Some lenders will lend you more to cover upfront costs, within their limits. For first home buyers on new homes in Queensland, you may not need to, because there’s no duty.
