Calculator assumptions
Rates are for contracts signed in the 2026–27 financial year and assume you buy as an individual, at market value, with no other concessions (such as pensioner, off-the-plan or disability concessions).
First home buyer results assume you meet your state’s eligibility rules, including living in the home for the required time. Foreign buyer surcharges are shown at the full rate.
This is an estimate, not tax or credit advice. Your conveyancer will confirm the exact amount before settlement.

How stamp duty works in VIC
In Victoria, stamp duty is called land transfer duty and it’s collected by the State Revenue Office. It’s calculated on the price you pay or the property’s market value, whichever is higher, and is usually paid at settlement.
Victoria has some of the highest stamp duty in the country. Between $960,000 and $2 million there’s no sliding scale at all: you pay a flat 5.5% of the whole price. On a $1 million home that’s $55,000.
If you’re buying a home to live in for $550,000 or less, the principal place of residence (PPR) concession lowers your rate. Above $550,000 everyone pays the general rates unless they’re a first home buyer.

What you’d pay: worked examples
Calculated with the same rates as the calculator above, for contracts signed in 2026–27.
Other things that change your stamp duty
Off-the-plan concession
If you buy off the plan, duty can be worked out on the land value plus construction completed at the contract date, not the full price. The temporary version for apartments, units and townhouses is open to all buyers, including investors, for contracts signed before 21 April 2027.
Foreign buyers
Foreign purchasers pay foreign purchaser additional duty of 8% of the price, on top of land transfer duty.
Pensioners
Eligible pensioners can get an exemption or concession on homes up to $750,000. The calculator doesn’t include this, so ask us if it applies to you.
Buying with family
If one buyer has owned a home before, the first home buyer exemption won’t apply to the whole purchase. Structure matters, so check before you sign.
Frequently asked questions
How much is stamp duty on a $700,000 home in Victoria?
On a $700,000 home you’ll live in, land transfer duty is $37,070. A first home buyer at the same price pays $24,713 thanks to the sliding concession.
Is there stamp duty for first home buyers in Victoria?
Not up to $600,000. Between $600,000 and $750,000 you get a sliding discount, and above $750,000 you pay the general rate.

It’s a lower rate for people buying a home to live in, available on properties up to $550,000. It doesn’t apply to investment properties or vacant land.
Why is stamp duty so high in Victoria?
Victoria’s rate reaches 6% at $130,000, earlier than most states, and between $960,000 and $2 million you pay 5.5% on the entire price. That’s why it’s worth checking concessions like off-the-plan before you buy.
