Calculator assumptions
Rates are for contracts signed in the 2026–27 financial year and assume you buy as an individual, at market value, with no other concessions (such as pensioner, off-the-plan or disability concessions).
First home buyer results assume you meet your state’s eligibility rules, including living in the home for the required time. Foreign buyer surcharges are shown at the full rate.
This is an estimate, not tax or credit advice. Your conveyancer will confirm the exact amount before settlement.

How stamp duty works in TAS
Tasmania calls stamp duty conveyance duty, and the State Revenue Office collects it. It’s based on the higher of the purchase price and the market value.
Tasmania has one set of rates for everyone, whether you live in the home or invest. On a $600,000 home you’ll pay $22,498.
Important for first home buyers: the exemption for established homes up to $750,000 only covered purchases that settled by 30 June 2026. It wasn’t extended in the 2026–27 budget, so first home buyers now pay the same duty as everyone else.
