Rates are for contracts signed in the 2026–27 financial year and assume you buy as an individual, at market value, with no other concessions (such as pensioner, off-the-plan or disability concessions).

First home buyer results assume you meet your state’s eligibility rules, including living in the home for the required time. Foreign buyer surcharges are shown at the full rate.

How it works

How stamp duty works in SA

South Australia still calls it stamp duty, and it’s collected by RevenueSA. It applies to the higher of the price and the market value.

SA’s rates haven’t changed in years. The top rate of 5.5% applies to the amount above $500,000. On a $700,000 home, stamp duty is $32,330.

There’s no owner-occupier discount for existing homes in SA. The savings are all aimed at new housing.
